1. THE REALTOR. Not all Realtors are created equal. In this market having a proactive Realtor in your corner makes a difference. So what does that mean exactly? Here are some key pointers among others you must have to sell your property for the highest price: 1) An extensive Marketing Campaign to put your property "front and center" in all media in all of Los Angeles 2) A Networking Campaign targeting active Realtors by e-mail and phone 3) A Tracking and Feedback System to keep you constantly informed about buyer and agents reaction to the property so you can make the appropriate adjustments.

2. THE DESIGNER LOOK. All properties can stand a make-over. We each live and feel comfortable in our homes, but what sells is the latest in colors, finishes, and decor. From de-cluttering to enhancing to staging, in today's market your home has to look like it is stepping out of a Design Magazine.

3. THE CONDITION. The best line of defense is knowing all there is to know about the condition of your home before it is put on the market from the plumbing under your house to the roof. Making the necessary repairs (small and large) before the first Open House and prior to the buyer having their inspectors over will save you money and save the escrow. Your motto should be: reduce all the surprises that are in your control to a minimum beforehand.

4. THE PRICE. Be willing to consider setting a price that will cause more than one buyer to want to buy your property. Multiple offers while never guaranteed are still occurring.

5. THE NEGOTIATIONS. From receiving an offer to negotiating inspections, expect a longer timeframe in which to have all the details specified and signed. With a buyer who is financially sound, who loves and wants to buy your home, be prepared to be flexible and consider incentives to reach your goal.
