PRESERVING YOUR EQUITY is the emerging theme in this changing market.  If you are planning a change with your property, or want to stay in your beautiful home, FOCUS on where it counts!

First let’s look at what sells a property in this new market:

1) The right price. 2) Internet Exposure.  3) Open Houses.  4) Tuesday Broker’s Open. 5) Signs. 6) E-mail blasts to all Top Agents. 7) A skilled Negotiator to represent you.  8) $$$ INCENTIVES to the Selling Agent.  9) Professional Staging and/or Enhanced Décor.  10) Making the necessary repairs to minimize costs during escrow.  11)  Being prepared. It will take longer to sell, from 60 – 90 – 120 days or more.

If you are not moving, let’s look at what keeps up the value of your property:

1. Check for water intrusion, leaks, or lack of proper ventilation, all conditions that may lead to mold or mildew.  Have all repaired immediately before mold sets in, or if there is mold, have a professional mold remediator remove all mold, repair areas, and get a written “clear report.”

2. Do a yearly service cleaning of your Heating and Air Conditioning Unit. 

3. List areas that need improvement — like roof, landscaping, kitchen appliances, tile, counters, shower enclosures, new doors, flooring, carpeting, etc. — make a budget, and start replacing items one by one. 

4. Have a home inspection done by a licensed contractor and repair all the “little things” that are not working properly, like doors opening and closing smoothly, GFI outlets in the kitchen and bathrooms, fireplace cleaning and flue operation, windows etc.
